IRG logs a record-breaking first half of 2026
Leading Cayman Islands real estate agents IRG are reporting a robust performance in the sector for the first half of the year.
In that period, IRG has also recorded what they have described as “the strongest quarter in history”, with the company reporting that it was the second quarter’s (Q2) Top Listing Brokerage, recording more listings sold than any other Cayman brokerage.
Headlining that ‘The Cayman Market Outperforms again’, IRG reports a $1.62M Average Transaction Value for a massive 31% year-on-year upswing in sales. With 270 sales booked, which is a 10 per cent increase over the past year. That outstanding performance is further bolstered by Total Transaction Volume calculated at $ 436M - an impressive 44 per cent increase from the same period in 2025.
Calling Q2 ‘Cayman’s highest quarterly transaction volume on record’, IRG stated that it was “also a record average transaction value, demonstrating continued demand for premium Cayman real estate.”
According to the company’s half-yearly update, the median sale price showed a 15 per cent increase year-on-year, averaging $837,683.
There was a whopping 186 per cent increase in the sale of properties valued at over $5m and a 68 per cent rise in total sales volume from condo sales, underlining a record-breaking quarter for IRG.
“IRG closed one out of every five property sales in Cayman,” is reported, adding that, “25% of all properties sold were listed by IRG.”
The company further states: “As the Exclusive Listing Broker, IRG has successfully sold 108 residences at ONE | GT, demonstrating the strength of our strategic marketing, international reach, and development sales expertise.”
According to IRG, the first half of 2026 has been the strongest six-month period ever recorded for the Cayman Islands real estate market. “Building on the record-breaking first quarter, Quarter 2 continued the momentum by delivering the highest quarterly transaction volume and the highest average transaction value on record. Driven in large part by the successful closings of ONE GT and Watermark and IRG’s record-breaking involvement in over one third of the islands’ sales, the quarter marked a significant milestone for the Cayman Islands and reinforced continued confidence in our real estate market.”
While these landmark closings shaped the quarter’s record-breaking results, the report also explores the broader market, highlighting trends across the luxury, residential and commercial sectors, where buyer demand continues to be supported by Cayman’s strong economic fundamentals.
